Corrugated iron sheets last a long time, but not forever. Here is what to check before the next heavy rains.
1. Rust spots or orange staining. Small rust patches spread quickly once the protective coating is broken. A few spots today can be a full sheet of rust holes within a season or two.
2. Leaks after light rain, not just storms. If water is getting through during ordinary rain, the sheets or their overlaps have already failed, waiting for a bigger storm will only mean a bigger repair.
3. Visible sagging between purlins. Sheets that dip or sag have lost their structural stiffness and can collect standing water, which accelerates rust from the inside.
4. Faded, chalky coating. If the surface has gone dull and powdery to the touch, the protective layer is worn through and the metal underneath is exposed to the weather.
5. Loose or missing nails and washers. Gaps around fixing points are a common source of slow leaks that go unnoticed until the ceiling boards start to stain.
